BELLA VISTA TOWNHOUSE ASSOCIATION REGULAR MEETING
August 18, 2010
Meeting was called to order at 9:00 A.M. by President Jack Adams.
All board members were present except Melva Acker.
Motion to approve the July minutes was made by Dave Doneske and seconded by Jim Severa. Motion passed.
Treasurer’s report was given by Brian Grosnickle. Motion to accept treasurer’s report was made by Dave Doneske and seconded by Art Leu. Motion passed.
President Adams welcomed the guests.
Old Business:
President Jack Adams requested that as there appeared to be some question as to the motion that was passed last month regarding having an account for capital reserve he would like to be sure that all the board members were “on the same page”. Although there was much discussion between all board members and the general manager it all came to the following.
A motion was made by Art Leu and seconded by Jim Severa that the Capital Reserve Account funds are to be used for all capital expenditures. Motion passed.
A motion was made by Art Leu and seconded by Jim Severa to allocate an additional $100,000.00 to the capital reserve account. Four board members voted to approve, one against. Motion passed.

General Manager's Report
Due to the excessive heat in recent weeks, maintenance operations hours have been 6 AM to 2 PM schedule, with lunch in the field. Effective this week, hours are 6:30 AM to 2:30 PM. Regular summer hours of 7 AM to 3:30 PM will resume as soon as the weather moderates. With the hot, dry weather, mowing and weedeating is being performed on an as needed’ basis and cutting length increased to help the grass endure the stress. Courts are checked weekly, but only mowed and weedeated if needed. Third bush and shrub trimming and weed spraying cycles were completed last week. Trim crew is now trimming trees and cleaning up common areas in preparation for leaf season. Fourth and final trim cycle will start mid to late September. Three part-time seasonal employees have been hired all of which are qualified and interested in the full-time ‘special projects’ position. Each will work an average of 32-36 hours per week during their 90-day probationary period in all aspects of our maintenance operations. Their individual skills, abilities and overall performance will be evaluated and the top performer will be offered the full-time position with the other two given the option to continue on a part-time, seasonal basis. With the additional manpower and slowdown in regular grounds maintenance due to the weather, work resumed last week on infrastructure projects. We repaired a common sidewalk and alleviated a parking area drainage problem on Barbara Lane in Kingsdale Courts. We’re now working on the drainage and ground restoration project between 7-9 Estes Drive in Brompton Courts.No update on the joint drainage project with the City/POA on Clubhouse Drive.
